Which Clopay Models This Applies To

The IntelliCore and premium series doors generally take a bulb-style or T-style vinyl seal that slides into a single or double channel retainer. The older Classic and Value series doors, common on Ontario homes built in the early 2000s, often use a bead-style or U-shaped astragal with an aluminum retainer that spans the full door width.

Before you order anything, check the retainer. If you have an aluminum strip bolted to the bottom panel, the seal slides out sideways and the replacement must match the channel width, typically 1/4 inch or 3/16 inch. If the door has a screw-on retainer, the quickest path is to measure the seal’s top bead and blade height against whatever we remove. We handle the OEM-versus-aftermarket decision case by case. For current-model Clopay doors under warranty, we recommend the OEM seal. For doors out of warranty, quality aftermarket seals from manufacturers like BOWSEN or Action Industries often match or exceed the original at a lower price, and we carry both options.

  • Daylight visible under the door. The seal has compressed or torn away from the retainer, leaving a gap. In Ontario’s summer heat, vinyl seals harden and shrink, which pulls them out of the channel at the corners first.
  • Water on the garage floor after rain. The seal’s bottom lip is no longer making contact with the concrete. This is common on homes in the Creekside and South Ontario neighborhoods where driveways slope toward the garage.
  • A draft you can feel at floor level. The seal allows air movement year-round, which raises cooling costs during Ontario’s triple-digit Julys and lets cold air in during winter mornings.
  • Visible cracks, flattening, or a chewed edge. Rodents gnaw through vinyl seals, and UV exposure over five or six Inland Empire summers will begin to visibly degrade the material.
  • The seal drags or binds when the door operates. A seal that has partially pulled loose can catch the track or hang below the panel, causing the door to stutter on the way down or fail to close fully.
