Worn Rollers and Bent Track on a Rental Property Near Ontario Mills
The tenant reported a grinding noise and a door that shuddered halfway up. We found three nylon rollers worn flat, one steel roller seized, and the curved track section pinched inward by about half an inch at the transition. New 13-ball sealed-bearing rollers went in, the track was re-aligned, and the landlord got a photo record showing every part before it was swapped. This Ontario home off Vineyard had a wood door from the early 2000s with rot blooming at the bottom panel and a center stile that had pulled loose. A family’s SUV caught the bottom panel while backing out and knocked the door completely out of the vertical track. Two rollers popped, the bottom bracket bent, and the door was half-hanging against the opener rail. We re-seated the door, replaced the bent bracket and both popped rollers, re-aligned the track, and re-calibrated the opener’s travel limits so the close cycle stops where it should.
