Which Amarr Models This Applies To

Amarr uses two bottom seal systems across most residential lines. The first is a T-style seal that slides into a single-channel aluminum retainer on doors like the Lincoln, Stratford, and Olympus series. The second is a bead-style seal that presses into a round groove on the retainer, common on Classica, Heritage, and Hillcrest models. If you have an Amarr door built before roughly 2005, you may have a nailed-on wood retainer with a flat flap seal that no longer matches current production profiles.

Here’s the compatibility gotcha we see regularly in Ontario: the T-channel width changed over the years. Some Amarr retainers accept a 1/4-inch T, others a 5/16-inch T. Installing the wrong width means the seal either binds and tears within months, or slides out the end on the first cycle. We measure the channel with calipers before cutting anything. If your retainer is missing or crimped, we replace it as part of the job rather than forcing a seal into damaged aluminum.

• Drafts or temperature swings inside the garage. If your garage stays 15 degrees hotter than outside in August, the seal isn’t the only factor, but it’s usually part of the problem. A working seal traps conditioned air and keeps the garage floor from radiating heat all night.
• Rodents or insects getting in. Mice only need a quarter-inch gap. A deteriorated seal along one corner is an open invitation, especially in older Ontario neighborhoods with mature landscaping and irrigation nearby.

DIY or Call Us?

Weather seal replacement is one of the few garage door jobs where DIY is genuinely reasonable, provided you only touch the seal and retainer. Slide the old seal out, measure the channel width with calipers, order the correct profile, and feed the new one through. No tensioned springs or cables are involved if you stay at the bottom of the door.

Where DIY goes wrong in Ontario is the diagnosis. Half the time a homeowner replaces the seal, the door still doesn’t sit level because the travel limits need adjustment or the floor has settled. If you replace the seal and still see daylight at one corner, the problem may be door balance, not the rubber.
